Schematic Design Phase: Team meetings, the preparation of a study model, plans, and 3D drawings as required to commuicate the project to the client followed by a prelimnary engineering design and preliminary cost estimate leading to client sign-off.
Design Development Phase: Team meetings, the refinement of the design plan, section, and elevation followed by refinement of the model and interior ideas. Creation of a revised cost estimate leading to client sign-off.
Contract Document Phase: Preparation of working drawings and specifications leading to client's approval to proceed to tender.
Preparation and Administration of tender process: Bid review and advising leading to client's acceptance of a tender.
Contract Administration: Performed during construction which includes processing change orders as well as on-site inspections and occupancy certification leading to the final performance inspection.
